4 Las Vegas Neighborhoods Offering Smaller Homes in Master-Planned Communities
All it takes is a look around—Las Vegas is once again booming with home construction. According to a report by Home Builders Research, new home sales in Clark County went up 11.7 percent from June 2017. While the market mostly consists of single-family homes, condos and townhomes make up 11 percent of total sales. Many builders are giving homebuyers the option of purchasing a smaller space, in the form of a townhome or smaller single-family house.
Here are four neighborhoods in Las Vegas offering smaller homes in master-planned communities.
Summerlin
Summerlin may be one of the original master-planned communities of Las Vegas, but construction is still booming in the area. The median sale price is in the high $300s, and the neighborhood already has more than a few small homes and luxury condos that cater to buyers who want a smaller space without sacrificing amenities. Still, builder William Lyon Homes offers something different to buyers in Affinity, a community that includes homes starting at 874 square feet and going up to 2,492 square feet. Moda at Affinity gives buyers an urban living experience in condos and single-family units made to feel homey yet modern.
While projects like Affinity used to be common before the Recession, it’s been several years since the Valley has a seen a resurgence of such projects that truly give buyers the choice in the type of space they want to live in.
Cadence
Topping the list of the best-selling master-planned developments in the nation is Cadence. This large community will include 13,250 homes when completed, a relative feat considering that Las Vegas was one of the hardest-hit cities during the Recession. Closing prices in this master-planned communitymay range from the high $200s to high $400s, but the median sale price hovers around the mid $300s.
In Cadence, homes range from about 1,800 to over 3,500 square feet, but several recent projects have homes on the smaller end. Homes in Toccata at Cadence from Richmond American Homes start at 1,740 square feet including three bedrooms and two bathrooms with a price tag in the low $300s. On the other hand, homes in Encoreat Cadence consist entirely of single-story designs. While homes do range anywhere from three to five bedrooms and include a two-car garage, the homesites are customizable to residents’ needs. Meanwhile, Monroe by Lennar is one of the more unique offerings in the area, with three-story homes that start around 2,000 square feet.
Tuscany
Near Whitney, the smaller enclave of Tuscany has a median sale price that hovers around the mid $300s. In general, homes in the area tend to be on the smaller side. However, the neighborhood does offer one- to four-bedroom houses ranging from 1,213 to 4,857 square feet. With the oldest home in the neighborhood built in 2005, Tuscany is an area for buyers who want a smaller space built within the last few years.
North Las Vegas
When Valley Vista made headlines earlier this year, it was because D.R. Horton bought nearly 200 acres in an area that hasn’t seen development. North Pointe at Valley Vista still has a long way to go, but its master plan promises homes of all sizes for residents looking to find something a little different in the master-planned communites they’ve grown to love.
