It’s not always easy to find an affordable home in the city you want to live. While Las Vegas has long been thought of as an affordable city, home prices are quickly rising with the median sale price in the high $300s, according to the Las Vegas Review Journal. Still, 25 percent of the 61 new communities in the Valley have a base asking price below $300s, which makes it possible to find a home within a reasonable budget.

Another problem buyers face in the recent market is the tight inventory of homes for sale, which has made it possible for new home sales to dominate the market. While it’s not always easy to find a home below the $300s mark, several home builders throughout the Valley have prioritized the construction of homes in the $200s. Here are several neighborhoods with new construction in an affordable price range.

North Las Vegas

North Las Vegas may be roughly considered a neighborhood of Las Vegas, but it’s really a separate city with its own regulations. Because North Las Vegas is removed from The Strip, the neighborhood includes more than a few affordable options for commuters or families who need to live near Nellis Air Force Base. At Desert Mesa by KB Homes, a 1,389 square-foot home with three bedrooms and two bathrooms starts in the low $200s.

Lennar also offers an affordable option with The Hudson, a townhome and condo community where prices start in the low $200s and square footage ranges from 1,448 to 2,210 square feet. Meanwhile, at D.R. Horton’s Mesa Verde, two-story homes starting around 1,800 square feet are priced in the mid to high $200s for families seeking a larger space. 

But Brookfield by Harmony Homes is the most affordable option of all, with homes priced in the high $100s. In this community, you can get a three-bedroom home with desert landscaping and convenient access to freeways for under $200,000.

Sunrise Manor

Classified as an unincorporated area in Las Vegas, Sunrise Manor is closest to Nellis Air Force Base and closely borders North Las Vegas. According to Neighborhoods.com, the median sale price in this area is in the high $100s, making it one of the most affordable neighborhoods in Las Vegas. Lake Mead Dolly by LGI Homes offers three- and four-bedroom models that even include the option to put $0 down and pay monthly toward homeownership.

Meanwhile, Solana Terrace by Signature Homes has two floorplans: a 1,129-square-foot three-bedroom home priced in the high $100s as well as a 1,715-square-foot four-bedroom home. Beazer Homes offers Cliffs at Dover, a townhome community where floorplans range from 1,002 to 1,300 square feet with prices starting in the mid $100s, which is below the median sale price in this area.

Whitney

Whitney is close to many areas of Las Vegas like Paradise and Whitney Ranch. It also encompasses Clark County Wetlands Park and parts of Henderson. In Whitney, the median sale price is in the low $200s, per Neighborhoods.com. Avalon Park by StoryBook Homes offers three- to four-bedroom homes that start in the low $200s and include two-car garages, two-and-a-half bathrooms, and close access to parks and freeways. Meanwhile, Hamilton Place by Beazer Homes has homes starting in the mid $200s, but houses in this price bracket include larger square footage. 

Henderson

What’s most interesting about Inspirada in Henderson is the fact that, unlike many communities in Las Vegas, it includes a wider range of price points. Whether you’re looking for a home in the $200s or the $600s, Inspirada makes it possible for homebuyers to find something that fits their budgets. Among the most affordable offerings in the area is Groves at Inspirada by KB Home, a low-maintenance townhome community where most homes include two to three bedrooms, range from 1,366 to 1,843 square feet, and start in the low $200s. Not bad for a neighborhood where the median sale price that hovers at almost $300,000, according to Data USA.
