Whether you’re moving to town to attend college or you’re a local continuing your education, it’s good to know what schools are available in the city. It’s also good to identify the most affordable neighborhoods to live in while attending one of the many colleges in Las Vegas. Here are five affordable neighborhoods in Las Vegas near colleges. 

Paradise

Paradise is an obvious choice for an affordable neighborhood because the median sale price is in the mid $200s, according to Neighborhoods.com data. It’s also close to the University of Nevada, Las Vegas (UNLV). This centrally located area has reasonably priced homes and excellent amenities—especially along Maryland Parkway—that cater to college students. Paradise is not only home to UNLV but also smaller colleges like Carrington College, which offers classes in criminal justice, dental or medical assisting, medical billing and coding, physical therapy, and respiratory care. Also, Pima Medical Institute has options for students interested in the dental, medical, or veterinary fields while Aveda Institute offers esthiology and cosmetology programs, and Cortiva Institute provides massage therapy training and education.

Downtown

From tiny homes and condos to lofts and single-family homes, Downtown Las Vegas has plenty to offer homebuyers looking for affordable homes. This neighborhood has a median sale price in the low $200s, and it’s very pedestrian and bike-friendly, making it easy for students to get around without a car. Downtown also has a relatively low cost of living, making it an affordable neighborhood for college students. In terms of schooling, this vibrant neighborhood is home to the College of Southern Nevada (CSN), a community college offering over 280 degrees and certificate programs. The school also has campus locations in North Las Vegas and Henderson.

North Las Vegas

With plenty of homes available for well under $200,000, North Las Vegas offers plenty of affordable options for homebuyers attending college in the area. Some of the local colleges in North Las Vegas include the Nevada Career Institute, which specializes in dental and medical assistant programs, as well as the Cosmetology Institute of Las Vegas and the Expertise Cosmetology Institute. North Las Vegas is also about 15-20 minutes away from the city center, which means this neighborhood is quieter and easier to get around. For anyone who works in other parts of the city, the 15, 95, and 215 freeways are all nearby for easy commutes.

Henderson

There are some expensive master-planned communities in Henderson, but there are also a few reasonably priced neighborhoods within the city limits. For example, Old Henderson has ample homes to choose from, and the median sale price is in the high $100s. The area is also low-key and easy to navigate. In addition to affordable homes, Henderson is also home to colleges and educational institutions like Nevada State College, which is a small four-year college, and the popular Art Institute of Las Vegas. Summerlin

Although Summerlin has a reputation for being an affluent master-planned community, homebuyers can find a few affordable condos or attached homes along Fort Apache Road, Sahara Avenue, and near Charleston Boulevard. There are many schools in and around Summerlin as well. Northwest Career College has programs for criminal justice, massage therapy, paralegal studies, and phlebotomy while the University of Phoenix offers associate degree programs and certificates in technology, business, and arts. Summerlin is also home to the notable Le Cordon Bleu College of Culinary Arts.
