6 Master-Planned Communities in Las Vegas with New Construction in 2018
While Las Vegas had several master-planned communities in the works since the early 2000s, the recession halted progress on many them. Now that Las Vegas is bouncing back from those bleak years, the homes within master-planned communities are becoming a hot commodity for new homebuyers. In fact, communities like Cadence, Inspirada, Mountain’s Edge, and Skye Canyon made it on the top 50 highest-selling new homes list in 2017. Here are the six master-planned communities with new construction in Las Vegas that you need to know about in 2018.
Cadence
As early as 2004, Cadence has been in the works in Las Vegas. Once the master-planned community is built, it will host a total of 13,250 homes. Homes are priced from the $400s to $600s and offer a variety of home designs from builders like CalAtlantic Homes, Lennar, Woodside Homes, and Richmond American Homes. Cadence is known for its 450 acres of outdoor space that include a centrally located 50-acre park aptly named Central Park. The community also has a bike-share program.
Inspirada
Although Inspirada opened in Henderson in 2007, this community has been continually developing new homes this year. Approved for 8,500 homes, Inspirada has a median sale price of $329,900, with top-tier houses selling in the $500s and $600s. At completion, the master-planned community will have 35 miles of trails. The community also has four main parks that anchor the community and host events like twice-a-month farmers markets, regular yoga classes, and even social events for residents. Providence
Although several communities in Providence are already sold out, more recent developments in the community include neighborhoods from KB Homes, Toll Brothers, and Richmond American Homes on the north side of the Valley. This development also dates back to 2007, and the median sale price is $400,000, but some home prices start in the $200s. This community also has several parks and a trail system for residents to enjoy leisurely strolls or a brisk jog.
Rose Ridge
Rose Ridge, a gated master-planned community in Henderson, is well on its way to creating more development in this part of town, which some are calling Henderson West. The energy-efficient homes in this community are priced from the high $300s to $400s and range in size between 1,699 to 3,128 square feet. Homes feature kitchen upgrades like granite countertops and raised-panel cabinetry. Nestled between Sunridge Heights Parkway and St. Rose Parkway, Rose Ridge offers three distinct home design collections called Dahlia, Magnolia, and Lavender, and features amenities like a private pavilion, park, picnic area, and swimming pool.
Mountain’s Edge
Mountain’s Edge, a master-planned community in Enterprise, dates back to 2004. Some of the development’s most recent additions include Century Communities’ Vista Pines and Lennar’s Monterey Ranch. The median sale price is $270,000, though homes do sell in the upper $500s. Watermarke, a gated community by Lennar, is another notable community known for its upgraded condos and private amenities exclusive to its residents. A major greenspace called Mountain’s Edge Regional Park is at the center of the development, but there are also other parks and walking trails within the community.
Skye Canyon
The newest on this list, Skye Canyon is in the northernmost corner of the Valley in Centennial Hills, where developers include Woodside Homes, Pulte Homes, and Lennar Homes. Homes are priced starting in the $300s and range in size from 1,731 to 3,868 square feet. Eight of Skye Canyon’s neighborhoods are expected to open this year. The development also offers numerous amenities including an 8,000-square-foot community center, a fitness center, Smith’s grocery store, a two-acre park, and walking trails.
