Ten years ago, Hollywood looked completely different. What was once known as an inexpensive, spacious, and sort of slum-like neighborhood has now become one of Los Angeles’ prime areas for residential and commercial developments. According to a report released by The Hollywood Entertainment District and the Sunset and Vine Business Improvement District, the price of land in Hollywood per square foot has increased by 884 percent since 2000, beating out development throughout the rest of LA. Every day, Hollywood’s landscape is constantly changing, with taller skyscrapers, denser hotels, and residential structures making their mark on the neighborhood.

Below are six mixed-use developments to look out for in Hollywood.

1749 N Las Palmas

Last year, the Los Angeles Department of City Planning approved a recommendation report for a proposed mixed-use project at 1749 N Las Palmas. If everything goes according to schedule, the project is set to demolish the property’s existing two-story apartment building in order to make way for the new development. The seven-story structure is being developed by the Los Angeles-based planner, Denley Investment and Management. The new mixed-use center would feature approximately 70 residential units, more than 3,000 square feet of ground floor retail, and seven apartments for low-income housing. Amenities would include a deck with a swimming pool, a garden, and barbecue access. 

6901 Santa Monica

Per Urbanize, this mixed-use project has been in the works for several years already, spearheaded by the Canadian real estate developer, Onni Group. The mixed-use project is expected to replace a pair of storage buildings on Santa Monica Boulevard with a seven-story residential structure sitting on top of 15,000 square feet of ground floor retail space. This structure would ideally hold 231 residences, setting aside 15 units for low-income households. The building’s planned amenities will be on the third floor, which will feature a swimming pool, barbecue area, an outdoor deck, a dog run, and even a bocce ball court. Although the groundbreaking for this mixed-use development has yet to begin, construction of the development is expected to take 18 months. 

AVA Hollywood

The same guys who brought you AVA North Hollywood in North Hollywood are now bringing a similar type of development to Hollywood. AVA Hollywood, the upcoming mixed-use development at 6677 Santa Monica, is so large that the previous two developments seem modest in comparison. Led by the investment firm AvalonBay Communities, this podium-shaped mixed-use development is expected to stretch nearly six acres. By the end of 2019, the intersection of Santa Monica Boulevard near Highland Avenue is set to transform from a vacant plot of dirt to a series of buildings featuring 695 residential dwellings, 25,000 square feet of commercial space, and over 50 units of public housing.

Academy on Vine

Academy on Vine, which is being developed by Kilroy Realty, is a whopping $450 million mixed-use development that has been in the works for a few years already. The project is set to bring a new residential tower, retail center, and office space to De Longpre Avenue. The luxury development will feature about 200 residential units, 13,000 square feet of first floor retail, and over 335,000 square feet of office space. Academy on Vine is expected to be complete by 2020.

Essex Hollywood

Currently under construction after breaking ground in October 2017, Essex Hollywood attracted attention from locals first due to its historic location next to the Earl Carroll Theatre and the hefty $54 million development cost. According to Urbanize, the project is gradually coming along. Simply head towards 6250 Sunset Boulevard and you’ll find concrete, cages, and scaffolding jutting out from the expected development. Once completed, the mixed-use development will consist of approximately 200 new residences, approximately 4,700 square feet of commercial space, and various amenities such as a fitness facility, skydeck, swimming pools, and parking. The developer also plans on sprucing up the Earl Carroll Theatre. This project is expected to be complete by December 2019.

Palladium Residences

Another monster of a mixed-use development, as well as one of the neighborhood’s most prospective projects, is the Palladium Residences, which is set to rise high behind the famous Palladium. The project will bring two 28-story mixed use skyscrapers to Hollywood as well as retail and restaurant spaces along Sunset Boulevard, El Centro Avenue, and Argyle Avenue. The developer hopes to revitalize the area with attractions and job opportunities, and plans on completing the mixed-use complex by 2023.
