Home builders have been rapidly expanding throughout Southern California over the past few years, especially throughout San Bernardino County and Riverside County. Due to an increased interest in these regions, many developers have zeroed in on the city of Chino, a laidback suburb bounded by Chino Hills, Ontario, Pomona, Eastvale, and some unincorporated territory.

Chino is less than an hour drive from Downtown Los Angeles, so LA’s city life is still accessible, however, residents can still enjoy the tranquility of living in a suburb. Since there are so many affordable luxury home communities in the growing city, Neighborhoods.com decided to put together a helpful list for those considering moving here.

The Preserve at Chino

The Preserve is an ongoing master-planned project set on a 124-acre site located at the southeast side of Chino. It’s not just large, it’s also top-selling, and one of the newest developments in the city from Lewis Community Developers.

The master plan features six neighborhood collections from some of the nation’s largest home builders, including Lennar’s Autumn Field and Olive Grove, CalAtlantic’s Amelia collection, Heirloom by Richmond American Homes, Laurel Lane by William Lyon Homes, and Sunrise by Woodside Homes. 

Residences in this new home community range from modest single-family townhomes to luxurious five-bedroom mansions. A unique aspect of this community is the gated community called The Harvest located inside (a community within a community), which consists of exclusive activities focused on promoting a healthy lifestyle. However, The Preserve also offers its residents other desirable amenities, such as The Parkhouse, which is an expansive 15,000-square-foot recreation center located in a three-acre park. Home prices at The Preserve and The Harvest start from the low $400s.

University Park

University Park is a master-planned community by Lennar Homes located off of Euclid and Eucalyptus. This development features two collections called Keystone and Ashford. While the Keystone neighborhood consists of two-story, three- to four-bedroom residences with two-car garages, the Ashford collection offers a larger space of four- to five- bedroom residences with 2-car garages and extra storage. Homeowners can enjoy access to two parks, one with a tot lot and the other a pocket park. There’s also a gazebo area with open green space, BBQ pits, and picnic tables for get-togethers. Home prices start in the upper $400s.

Turnleaf

Turnleaf is a single-family residential community that’s currently under construction at Euclid Avenue. Operated by the nationally recognized home builder KB Home, the development will feature detached two-story homes ranging from 1,626 to 2,464 square feet with up to four bedrooms. Located near the 71 freeway and LA/Ontario International Airport, Turnleaf is ideal for commuting and traveling homeowners. Residents can enjoy amenities such as a tot lot, a community pool, and a half-basketball court. Although the master plan is not quite finished yet, homes are on sale now from the mid $400s to the low $500s.

Pembroke Downs

Another master-planned community, though unconventional, is the neighborhood Pembroke Downs. This residential community consists of mobile and manufactured homes. The neighborhood is extremely diverse and residents can enjoy several on-site amenities, such as a pool and hot tub, basketball courts, a kids playscape, and even a recreational clubhouse. The development is conveniently located near several golf courses, Chino Hills State Park, and the Angeles National Forest.

McKenna Park

In addition to having a neighborhood at The Preserve, home builder Richmond American Homes has another community located a few miles north of Chino Airport called McKenna Park. This residential community is near several parks, convenient public transportation routes, and The Shoppes at Chino Hills. With three different floorplans, Indigo, Alameda, and Balsam, residences in McKenna Park range from 1,640 to 2,610 square feet with three- to four-bedrooms. Residents can also enjoy a community recreational facility and pool, with smooth access to the 60 freeway.

Oak Grove

The intimate Oak Grove community is from homebuilder Griffin Residential, and it features 23 single-family two-story homes. This neighborhood blends old-school charm with modern finishes, which can be seen through its mixture of Farmhouse, Spanish, and French Country architectural styles. Homes range from three- to four-bedrooms with two-car garages and prices starting from the low $500,000s.

Montecito Place

Cambria and Sienna at Montecito Place features 113 residences with the option of seven floorplans to choose from. These spacious two-story homes range from three to five bedrooms along with two-car garages. Residents in this community can enjoy easy access to on-site amenities such as a recreational pool, a central community area, and plenty of open green space. Home prices start in the high $500s.
