Deep Ellum's Industrial Buildings Getting New Life As Mixed-Use Development
Deep Ellum is one of the most interesting neighborhoods in Dallas. It’s an area with a long history of multiple uses and changing fates throughout the years. The neighborhood is currently a trendy place for nightclubs, music venues, and restaurants. According to the Dallas Morning News, a strip of former industrial buildings at Canton Street and Malcolm X Boulevard will be replaced with a new mixed-use development.
The 7-story development will include 230 apartments and street-level retail. The developers’ plan is to have a food and beverage outlet on the corner.
The building is being designed to echo early 20th-century commercial and industrial properties, which will fit in with the gritty aesthetic of the neighborhood. The project, called Novel Deep Ellum, will have design elements of the Henry Ford Model T plant a block away and Deep Ellum’s Continental Gin buildings.
The middle of the building will contain an outdoor living room. The rooftop will have a swimming pool and a lounge that overlooks the Deep Ellum neighborhood and Downtown Dallas.
Crescent Communities recently purchased the property from the previous owner, investor 42 Real Estate. Crescent Communities intentionally invests to preserve the have a unique character of artsy neighborhoods in cities across the country.
42 Real Estate has been purchasing properties in Deep Ellum since 2012, but they have a specific vision they want buyers to maintain. They want to keep Deep Ellum’s gritty, urban spirit and to keep it from becoming suburban.
The new development will remain true to the walkable, creative character of the historic neighborhood.
