In downtown Miami, smartphones have given way to smart apartments. A new project from Toronto-based Greybrook Realty Partners and Miami-based Property Markets Group (PMG) emphasizes “smart rental units” with keyless entry, audio and video control, and thermostat control all from a tenant’s phone, according to Curbed Miami.

 The forthcoming apartment complex, at 400 Biscayne Blvd. in downtown Miami, will feature 20,000 square feet of retail space and more than 690 smart apartments.

Greybrook Realty Partners CEO Peter Politis said in a press release he believes that luxury amenities paired with technological advances “are well-suited to millennials and students,” the latter of which increasingly choose high-end condos over dorms. The building’s location near Miami Dade College, which doesn’t provide housing, is another draw for students.

The apartment complex’s amenities also have students and millennials in mind. The complex will feature a co-working space, library, pool, spa, and yoga studio. Per Curbed, a parking garage is likely part of the project as well, based on building renderings.

This is the second project Greybrook and PMG are co-developing. The two firms’ latest condo project at nearby 300 Biscayne Blvd. will clock in at 1,041 feet, making it the tallest tower in Miami and a full 173 feet taller (about 14 stories taller) than the current tallest building, Panorama Tower in Brickell.

The condo development will launch sales in a couple of years. Curbed also reports the project is being overseen by New Age and alternative medicine icon Deepak Chopra — certainly another differentiator among recently announced downtown builds.
