For the past few years, the city of Manvel has been trying to stay ahead of Houston’s ongoing growth. A 2015 report in The Houston Chronicle depicted a town that was becoming a destination for Houstonians looking to live away from the center of town and toward the less hectic suburban edges.


The city has focused on building improvements to its roads as the metro area’s population — and its number of homebuyers — has steadily grown. This growth in home purchases has been accompanied by a steadily developing economy. As The Houston Chronicle reported, German chemical company Haltermann Carless Solutions invested in the renovation of a local chemical plant that was anticipated to generate an additional $75 million in taxable revenue for the city. This investment helped to further promote the job growth that was already taking place in the area. 

Alongside this job growth came the opening of two new master-planned communities in the last two years. One of these, Meridiana,  opened its doors in 2016. By 2017, it had won awards for Best Community and Best Developer of the Year from the Texas Association of Builders. It also won several other awards, including Community Recreation Center of the Year and Best Landscape Design of the Year. Characterized by traditional- and Mediterranean-style single-family homes, this has become a popular destination for people moving into the area. With homes priced between $265,000 and $475,000, it continues to be a in-demand option for many families moving out into the Texas countryside.

Yet another community that broke ground in the last two years is Pomona, which broke ground in 2014 and opened its doors in 2016. Located along the busy Highway 288 corridor, which connects it to the interior of Houston, the Pomona community opened with single-family homes in the price range of $250,000 to $450,000. Much like the nearby Meridiana, Pomona offers traditional-style homes, but also boasts a number of contemporary- and modern-style houses as well. It has become popular because of the range of prices on its homes, which allows people from all kinds of economic backgrounds a chance to live in the area, as well as a quick connection to the interior of the city.

However, Manvel’s growth isn’t over yet. City leaders are looking forward to the opening of yet another master planned community, the Presidio, in the near future. As reported by The Alvin Sun, the Manvel City Council believes that the Presidio’s location will be a particularly potent selling point. Located at the intersection of State Highway 288 and State Highway 6, the Presidio will be joined by a number of theaters, hotels, and grocery stores that are planned for the area. The combination of amenities and rapid transportation in and out of Houston are anticipated to drive demand for the Presidio. With quickly growing communities already established and even more to come, Manvel is positioned as a high-demand destination for the next several years.
