Developers of the highly anticipated Cross F Ranch in McKinney are expected to begin Phase I next year, which will ready 250 of the project’s total 2,100 acres for residential construction.

Located 15 minutes north of downtown McKinney and west of U.S. Highway 75 and Lake Forest Road, the $300 million development will eventually include at least 6,000 new single-family homes that are projected to add approximately 29,000 residents to the city’s population.

In addition to the look and feel of a suburban community, the development will offer residents plenty of opportunities to wind down and connect with nature. Amenities range from 300 acres of wooded parkland, three lakes encompassing 6.3 acres, and recreation areas as well as walking and jogging trails. The mixed-use development will also contain retail and commercial space and apartments.

According to the Dallas Morning News, Ted Wilson with Residential Strategies in Dallas said the residential project has been in the works for several years. He added that property owners were trying to improve access to the tract by “working with [the City of] McKinney on getting Laud Howell Parkway built,” in order to connect Cross F Ranch to U.S. Highway 75.

Developers of Cross F Ranch are McKinney-based Sanchez Advisory Group led by J. Martin Sanchez and Creu Capital, a private equity real estate investment firm that specializes in developing and investing in large parcels of land.

Between Toyota moving its U.S. headquarters to Plano, the Dallas Cowboys’ new world headquarters development in Frisco, and a steady flow of additional corporate relocations – Collin County has become a North Texas hotspot for new residential construction. In the area close to Cross F Ranch, several hundred houses are going up in Melissa and Anna, and the Trinity Falls community recently closed on its 500th new home.
