New Tenants at Westlake Office Park Signal Suburb's Surging Status
If you only glanced at the headlines, you might think the only significant business activity is taking place in Plano. But the semi-rural suburb of Westlake, northeast of Fort Worth, is increasingly becoming a major player. According to a story in D Magazine, four new tenants recently signed leases with the newly renovated Solana Office Park in Westlake.
The Town of Westlake is one of the new tenants at Solana, signing a lease for 20,580 square feet of office space. Oliver Wyman is leasing 12,109 square feet. A federal government organization will occupy 11,760 square feet. Irving-based Advanced Plan for Health is leasing 10,392 square feet.
IBM previously owned the office park. Blackstone purchased it out of foreclosure and immediately began investing in property upgrades. In the first year of ownership, Blackstone spent $70 million on campus renovations. Improvements included adding landscaping, a fitness center, and retail.
“When owners spend the right capital, which Blackstone has done, it helps boost leasing momentum,” JLL Managing Director Jeff Eckert said in D Magazine. “These leases are directly correlated to that [capital reinvestment].”
Eckert also stated that other potential tenants have shown interest in additional remaining office space and are expected to sign leases in the near future.
The office park is also home to large corporate tenants including Pfizer, Travelocity, Sabre, and Marsh & McLennan Cos. The latter is the parent company of new tenant Oliver Wyman.
The campus includes a total of more than a million square feet of office space and has the availability for an additional million square feet for build-to-suit tenants. According to JLL, Solana has the largest Class A office space availability in North Texas.
