North Dallas' Sprawling EDS Campus Slated for Redevelopment
The former headquarters of Electronic Data Systems, a campus spanning almost 20 acres at 7505 Forest Lane, has been a presence in North Dallas for many years. But it’s been vacant for more than a year, ever since CompuCom Systems, Inc. moved its offices out of the high-rise building. Now, according to a story in the Dallas Morning News, developers are looking at new ideas to redo the building.
Dallas-based Provident Realty Advisors are considering options to redevelop the property. The development company has filed papers with Dallas city planning commission to change the zoning of the property.
The property includes an eight-story office building and a low-rise data center near White Rock Creek. The tract on the north side of Forest Lane includes a large parcel of green space and surface parking lots.
Provident Realty is meeting with homeowners surrounding the property and studying potential plans for the site. Their plans include possibly developing the property for residential use, by converting the tower into housing units.
Current zoning would permit up to 450,000 square feet of commercial construction on the site.
The former EDS campus was once even larger, encompassing almost 200 acres at the corner of Forest and Hillcrest Road.
Before EDS acquired the property, it was originally the Forest Hills Golf Club. After EDS acquired the property, they kept the golf course and other amenities for use by employees.
The property was purchased by developers after EDS moved its headquarters to Plano in 1996.
Provident Realty Advisors is one of the most successful real estate developers in North Texas. The firm is currently working on building the 42-acre Preston Hollow Village mixed-use development at North Central Expressway and Walnut Hill Lane.
