Developer 22 City Link is building a “smart city” where technology is embedded into the fabric of the community, for Ashburn near the planned Ashburn Silver Line Metro Stop. Called the Gramercy District, the development is already planned to encompass 16 acres. And now, BisNow Washington D.C. reports the development just added eight more acres after landing a new partner.

After reaching a deal with an adjacent landlord to incorporate some of its mixed-use development, a 22 City Link has folded in a new addition called the Gramercy West that will open before the rest of the development. The addition will include a mixed-use building for office space and retail as well as a parking structure. It plans to open in late 2018, letting office tenants move into the Gramercy District earlier than expected (The rest of the development is scheduled to be complete in 2019).

The original development will include three multifamily buildings, a 350,000 square-foot office building, and 150,000 square-feet of retail. A hotel will also go up eventually. Big-name partners including Microsoft, George Washington University, The Center for Innovative Technology, and FedBid have come onboard to help with integrating technology into the development.

How will the technology manifest itself? One example the developers have cited is the ability for residents and visitors to be notified of nearby deals or events on their smartphones while in the district.
