Riverside Becoming a Growing Center for 55+ Housing
Home construction company CalAtlantic Homes recently announced its grand opening of Sterling at Terramor, Corona’s latest collection of luxury homes for the active adult community. According to the company, the new age-exclusive neighborhood is not only the largest 55+ community located within Terramor’s master plan, it’s also the first of its kind to debut in the Inland Empire since 2006.
The new collection signals a shift in 55+ housing towards Riverside County, which now has over 20 active adult communities available for seniors including Sun City in Menifee, The Colony in Murrieta, Altis in Beaumont, and Solera Diamond Valley in Hemet, among many others. Residents and real estate experts have noticed that the growing availability of age-exclusive housing in the county has attracted prospective homebuyers from Orange County, Los Angeles, San Diego, and more.
What sets CalAtlantic’s newest development apart from the surrounding 55+ housing communities is its hefty price tag, which is above average for Riverside. While other active adult communities in the county range between the high $100,000s to the mid $300,000s, home sales for the luxurious Sterling at Terramor collection begin in the $520,000s. A reason for this price difference might be attributed to Sterling’s location within the multi-generational Terramor, which incorporates a combination of age- and non-age-exclusive collections.
Sterling at Terramor features four contemporary floor plans ranging from 2,206 to 2,483 square feet. Homeowners will have the opportunity to choose between Spanish, European Cottage, and Andalusian exterior home designs. Each single-family residence is equipped with three bedrooms and at least two bathrooms, with open floor concepts that feature great rooms, California rooms, gourmet kitchens, and spa-inspired owner’s suites.
Featured amenities within Terramor’s master plan may be another selling point for the Sterling collection. The 890-acre development consists of a Terrace Club, open only to 55+ residents, and The Veranda recreational facility, which is open to all ages. While the Terrace Clubs offers senior residents exclusive access to a 20,000-square-foot clubhouse, a resort-style outdoor pool and hot tub area, various cooking and fireplace areas, and courts for bocce ball, tennis, and pickleball, The Veranda features a shaded pool, toddler pool, a tot lot park, game area, and BBQ stations for the entire master plan. Homeowners at Sterling would have opportunities to experience a bit of everything, including sprawling hiking trails, paseos, and local parks.
Other age-exclusive collections available in Terramor’s master plan include Ardena and Cortina by Del Webb. The Ardena collection features three townhome formats called Brownstone, Silver Creek, and Bellwood, while the Cortina collection features Corvara, Maggio, and Stella.
The master plan’s upcoming 55+ neighborhood Oakton is still in the works and has not yet found a builder.
