Townhomes Are Big in Broward County
There was a time in Broward County when all a developer had to do was “go west” to find a large tract of undeveloped land suitable for building single-family homes. Those days have long passed.
In today’s development climate, with open land a scarce commodity, a builder is more likely to redevelop an existing property or build condominiums or townhomes. For many buyers, a townhome offers the best of both worlds — a larger amount of living space than a condo at a lower price than a single-family home. Townhomes also tend to have fewer rules than condos, so many buyers are seeking them to rent out as Airbnbs.
For these reasons, Broward County has been seeing an increase in the resale of existing townhomes and the development of new townhomes, attracting a range of buyers from first-time home buyers to empty nesters downsizing after their children leave home. The following are some townhome projects currently under development.
Parkview at Hillcrest - Hollywood
Atlanta-based Pulte Group calls Parkview at Hillcrest its flagship property in Broward County. The developer is building 645 single-family homes and townhouses (about half of each) on a former golf course at 4000 Large Leaf Lane in Hollywood.
Prices start at $309,000 for a 3-bedroom, 2.5-bathroom unit with 1,500 square feet and a 1-car garage. The larger townhome for sale has 1,580 square feet and is priced from $330,990. By comparison, prices for the single-family homes in the development range from $371,990 to $521,990. Community amenities include a 70-acre park, clubhouse, and resort-style pool.
Construction on the first phase of the development is underway and most of those homes have already been sold.
Artesia – Sunrise
Despite the higher price tag — townhomes range from the $400,000s to $500,000s — sales at Artesia at 12550 NW 29th Manor in Sunrise are selling fast. Being developed by Minto Communities, the community features 123 townhomes.
Artesia offers three styles of townhomes. The “courtyard homes” range in size from 1,466 to 1,725 square feet and have 2-3 bedrooms and 2-3 bathrooms. The “terrace homes” range in size from 1,669 to 2,113 square feet and have 3-4 bedrooms and 2.5 to 3.5 bathrooms. The “sky villas” range in size from 2,797 to 3,089 square feet and have 4-5 bedrooms and 3.5 to 4.5 bathrooms.
Community amenities include a clubhouse with a spa and fitness center, an oval pool with shade cabanas, and lighted tennis courts. Construction is nearly complete.
Strata at Plantation
For a less pricey alternative, buyers are flocking to Strata at Plantation, a 147-townhome development at 4350 West Sunrise Blvd. by Invesca Development Group. The development is currently under construction.
Prices start in the mid-$200,000s for 2- and 3-bedroom units which range in size from 1,819 to 2,232 square feet (including garage and terrace space). Among features are open-concept floor plans with ceiling heights reaching up to 12 feet, balconies in all residences, kitchen and baths designed with European cabinetry and Krion countertops, kitchen islands, stainless steel appliances in kitchen, and walk-in closets in master bedrooms. Community amenities include a beach-entry pool in the community center and the picnic areas which make up Strata’s Central Park.
Centra Falls – Pembroke Pines
Sales have also been strong at Centra Falls, a two-phase, all-townhouse development in at 2000 North Flamingo Road in Pembroke Pines. The project includes 150 townhouses priced from $370,000 to $500,000 and ranging from 1,687 to 2,922 square feet in size.
The website for the project reports that it is 90 percent sold out.
Chapel Grove – Pembroke Pines
Buyers seeking a townhome in Pembroke Pines at a lower price point may choose one at Chapel Grove, a 125-unit project at Northwest Second Street between Northwest 209th and 210th avenues.
Developers BBX Capital Real Estate and homebuilder Label & Co. closed on a $12.95 million construction loan last fall for the project. Prices range from the mid-$300,000s to the low $400,000s. The community will feature five home models, ranging from 1,700 square feet with three bedrooms to 2,300 square feet with four bedrooms. Townhouses will come with one- and two-car garages. Amenities include a resort-style pool and spa, fitness center, basketball half-court and playground.
Eastside Village – Oakland Park
Those seeking a townhome east of Interstate 95 may consider buying one at Eastside Village at 4206 North Dixie Highway in Oakland Park being developed by D.R. Horton.
Construction was recently completed, but a few units remain on the market. Prices are in the mid-$350,000s and units are about 1,500 square feet and have 3 bedrooms, 2.5 bathrooms, and 1-car garages.
