Viridian in Arlington is known for its extremely convenient location, great schools, and physically active residents, but there’s also an interesting history beneath the land it sits on. You can’t hide the fact that yes, Viridian is built near a city landfill.

But both the city of Arlington and the community's developers, originally Huffines Communities until Johnson Development Corporation took over, addressed this concern and took steps to make it a desirable place to live. The city neutralized the landfill's effects with a high-tech vapor system, and the developers added new roads to divert traffic from the community. The city also installed 17 methane collection wells, so you can no longer see or smell the landfill. 

Residents say that the only time they think about the landfill is when people ask about it; otherwise, it’s a complete non-issue. The developers have done so well in overcoming the issue that Viridian in Arlington has become one of the top-selling master-planned communities in the country.

According to Neighborhoods.com data, homes in Viridian range from 1,371 to 5,418 square feet and current listing prices range from the high $200s to nearly $1.7 million. Homeowner association fees and taxes vary based on whether you choose a single-family or attached home. Quarterly homeowner association fees range from $79 to $950. Annual property taxes range from $5,548 to as much as $34,150.

Like most master-planned communities, Viridian has multiple styles of housing. Most single-family homes are in the traditional or Tudor style and were built between 2012 and 2019. There are also some townhomes within the community for lower-maintenance lifestyles. Viridian is distinctive because they have Viridian Elements, a separate 55+ section of housing, within their boundaries.

Central Location

The mid-cities in general, and Arlington in particular, have always been valued for their accessibility. North Arlington is almost exactly equidistant (about 20 minutes) from both Downtown Fort Worth and Downtown Dallas via Interstate 30. Viridian is also designed with concern for the environment. Not only is it on a reclaimed and redeveloped property, it’s designed to bring a bit of nature into the city. Viridian has five lakes, 500 acres of open space, and an additional 500 acres of lakes, rivers, streams, and wetlands. Trails throughout the community connect you to the broader River Legacy Park system in North Arlington, a renowned nature center in itself. 

An active lifestyle is encouraged and facilitated here. The centerpiece of the community is the Viridian Lake Club, which is located on a 6-acre peninsula overlooking Lake Viridian. The Viridian Sailing Center (which is also open to non-residents for a fee) includes weekly sailing races every Sunday in the off season, followed by a happy hour.
