For the most part, locals feel like they're in Las Vegas no matter where they're in the Valley. Yet, only a small part of the area we think of as Las Vegas is actually considered part of the iconic city. The upside to living outside the city is avoiding some of the daily commuter traffic, enjoying slightly lower home prices, and having access to different activities and local casinos.

Boulder City

With a population of nearly 16,000 people, Boulder City is significantly quieter than its nearby counterparts. Just 30 minutes from the Las Vegas Valley, Boulder City rose up around the Hoover Dam. The city has maintained its historical vibe with a quirky but lovable main street lined with mom-and-pop shops that have been there for decades. The city also has its own golf club and zipline, with close access to Lake Mead. There’s no shortage of community activities, and residents regularly have access to wine walks, art in the park, and other festivals.

The median home price in Boulder City is in the high $200s, although neighborhoods like Lake Mead View, Claremont Heights, and Fairway Drive are far more pricey.

North Las Vegas

Residents may prefer to think of North Las Vegas as part of Las Vegas, but the city has its own laws and regulations. With a population nearing 240,000, North Las Vegas home prices hover in the $200s in several neighborhoods like Donna Deer Springs, Cheyenne Plateau, and Hidden Canyon.

Depending on whether you live inside or outside of the Valley, North Las Vegas offers a range of experiences for residents. While it’s quite possible to live in North Las Vegas and commute into the thriving life of the city, some residents disconnect entirely from The Strip by opting for an outdoorsy lifestyle. In any case, North Las Vegas is seeing a resurgence in master-planned communities like The Village at Tule Springs, the first master-planned development to break ground in North Las Vegas in over 10 years. When prices start surging in other areas of Las Vegas, this may be a stronghold for more consistent home prices.

Inspirada

While Inspirada is a neighborhood within Henderson and just 30 minutes from Las Vegas, the master-planned community feels like its own enclave. With weekly farmers markets, regular community events, and four parks covering 85 acres, Inspirada is a thriving community. Residents may have access to a range of hiking trails for weekend fun, but the community also has access to five major freeways for commuters.

The median sale price of homes in Inspirada is in the low $300s, although prices do start in the low $200s and range up to the mid $800s. Builders within the development include Beazer Homes, Pardee Homes, and KB Homes, and the community has more than a few odd street names

Lake Las Vegas

Oddly enough, Lake Las Vegas is part of Henderson, not Las Vegas. Still, for those who want resort-style living without the rush-hour traffic, Lake Las Vegas is a great alternative to the city. Considered one of the most walkable neighborhoods in the city, Lake Las Vegas has 184 miles of outdoor trails, a golf course, and multiople parks, along with an Italian village situated between the Westin and Hilton along the lake. Here, residents can shop for groceries at Seasons Grocery, indulge in gelato at BellaLinda Gelateria, or have dinner at one of the many restaraunts along the water.

Several developments are in the works in Lake Las Vegas from developers like Lennar. The median sale price in this neighborhood in the low $300s, although home prices do go up into the millions.
