Redfin has named the hottest neighborhoods across the country for the first half of the year and predicted which neighborhoods will heat up in the second half of the year. Chicago’s Woodlawn neighborhood landed on the list of hottest neighborhoods for the first half of 2017, while Naperville’s Country Lakes neighborhood is on the list of neighborhoods expected to be hot in the second half of the year. 

Redfin chose neighborhoods by comparing each neighborhood’s median off-market home value to the off-market home value of the surrounding metro area. Woodlawn claimed the No. 3 spot on the first half of the year list. The neighborhood’s median off-market home value increased 23.3 percent compared to 4.6 percent growth in the surrounding metro area’s median off-market home value.

Single-Family Homes in Woodlawn

Woodlawn homes sold at a median price of $133,800 during the first half of the year and not everyone was paying list price — a total of 22.2 percent homes sold above that.

Redfin put together its list of up-and-coming hot neighborhoods by evaluating growth in page views and favorites on their website. Country Lakes in Naperville comes in ninth on Redfin’s list of hottest neighborhoods for the second half of the year.

Homes in Country Lakes have a median sales price of $272,500, and 23.8 percent of homes have sold above list price, according to Redfin data. 

 “Powered by a lot of fast-selling new construction, Country Lakes has drawn quite a bit of attention from buyers recently, and we expect that to continue throughout the year,” Redfin Chicago agent Michael Rothe said in the report.
