Sylvan Hills is mostly residential, with several historic homes located off of Sylvan Road. Fortunately, the demolition process of older homes has come to a halt, and newly constructed and renovated properties have started to conform to the character of the neighborhood’s original architecture. Bungalows and restored craftsman-style homes are common here, and residents take advantage of the two neighborhood parks in the northern section of Sylvan Hills.
Sylvan Hills is known for its affordability, but with many redevelopments in the neighborhood, property values are expected to rise. Still, prospective buyers are attracted to the investment opportunity that Sylvan Hills provides, along with some appealing amenities in the area, like the Westside Beltline Trail.

Sylvan Hills is a great spot for outdoor lovers, with community parks and activities for families, friends, and visitors. Locals can spend the afternoon in Perkerson Park, which offers 50 acres of greenspace, recreational fields, paths, a playground, and a popular splash pad, or the Westside Beltline Trail, providing a three-mile biking and walking path that connects the southwest Atlanta neighborhoods.
Although Sylvan Hills is a walkable community, many residents take advantage of the two transit stations located along Lee Street and the bus routes that connect the neighborhood with downtown Atlanta and nearby areas. Lakewood-Fort McPherson Transit Station and Oakland City Transit Station provide access to the MARTA red and gold lines and are a connecting hub for a handful of bus routes. I-85 borders the eastern side of the neighborhood, offering access to downtown Atlanta, and Hartsfield-Jackson International Airport is only about 10 minutes south.
