Excellent Safe Community in Metro LA

I was not familiar with Pico Rivera, but I recently viewed this neighborhood via a friend that I stayed with for a week. I was extremely impressed how nice it was. It is rare (perhaps a unicorn) to find a community like this in the metropolitan Los Angeles area in this price range, which is in a safe gated community with security and nice well maintained common areas (pool, spa, and park). Unfortunately, it is difficult to find an available home to purchase I looked it up and there are only 114 homes. The homes have been well-maintained. Upon further information, the HOA fees are relatively low (under $100), which includes trash, sewage, security, and common areas. Also, the cost of residential water in Pico Rivera turns out to be one of the absolute lowest costs in the state of California. It is because the Pico Water District is a long standing entity that owns the rights to a significant portion of the Central Basin water reserves, which are just about the only reserves that have an organic surplus that also replenishes from the surrounding aquifers. I was able to verify that the typical resident pays less than $50 in total water bill for two months of service, which is complete sticker shock relative the LADWP. The location is excellent with close access to major freeways and surface streets so it is a reasonable commute to places like Downtown Los Angeles or the City of Orange. Moreover, the neighborhood is walkable for many needs with the adjacent Pico Rivera Towne Center across the street (Rosemead blvd), which also provides a very quick route to the San Gabriel Valley. I'd been nearby to eat at the Dal Rae across the street several times and never noticed this neighborhood, which is one of the best continential cuisines in Los Angeles for food quality (in my opinion) as it is better than many more well-known higher end restaurants in Beverly Hills or DTLA, along with larger portions. I ate at several local family run eateries, and the Mexican food is spectacular, with authentic cooking from various regions of Mexico, such as Mexico City and Jalisco (not just the typical Sinaloan or Baja style Mexican that is common in Southern California). In my opinion, there are better options for Mexican Food than East LA (nearby) known for Mexican cuisine. All the people were extremely friendly, and it seems to be an oasis of a small town environment hidden among the bustle of Los Angeles. There are many family friendly parks and recreation facilities in the area as well. Also, very intriguing is the proposed extension of the Gold Line East that plans to expand eastward, with one of the most likely stops walkable from the neighborhood. This could transition the neighborhood in the future to be perfect for public transportation for commuters to DTLA or other areas for work if it gets plugged into the Los Angeles rail system, which is generally hard to access if you are not near a station. I am definitely interested if a property becomes available and is within my price range.
